    What are the nicest areas within a 30mi radius DFW?

    By the first quarter of next year we hope to be moving into our new home somewhere in Texas. The area is solid, so Im just wondering what the best areas to live are within DFW.

    And just to throw it out there, when we move Ill be selling my cb7. Ill be getting back my TLS and fixing it up again ... and the wife wants a Pilot.

    Well there is a lot of nice areas. That all depends on what county you want to reside in inside of the DFW metroplex.

    Also depends on if you have children and looking into school districts will be your biggest plus. Do you have jobs lined out here and everything?

    Taxes are another thing to think about when buying a home here. If you are renting well you wont have that issue but you still should be aware of schoold districts.

    For example:

    Coppell ISD (North Irving/ Valley Ranch/ Las Colinas) This is we are moving in the next 5 years when my son gets out of private school.
    Richardson ISD
    Keller ISD
    Grapevine ISD
    Southlake ISD (if you can afford to live there)
    Colleyville ISD (again if you can afford to live there)
    Flower Mound ISD
    Lewisville is so so
    Carrollton ISD 50/50 shot

    ALL EXCELLENT SCHOOLS and not to bad on homeowner taxes

    Grand Prairie, South Irving, Dallas ISD, Garland ISD,Ft Worth ISD, Oak Cliff ISD, that are not charter schools or academies are some of the worst school districts.

      A good district is a must. We have a 5yo and a 5mo.

      I was looking at southlake, very north Arlington and Mansfield. And the job will be set.

      What's the deal with taxes? Are they high for home owners?

        No income tax, so they bend you over for property tax. I paid $4,500 last year after homestead exemption on my 2,648 sq ft / 175,000 taxable value home.

            anyone know about east side of Dallas? Maybe Collin County? I'm looking to move to the Dallas area, but a good HS is a must

              it doesnt really matter where exactly you move since the government tries to move the poison along to other areas instead of letting the animals kill themselves. I would think anywhere in the North would be fine.

                dont forget about Grapevine...though it's almost similar to Southlake...Edit: Also the bad construction/traffic in the Grapevine area =( nevermind haha.

                      oak cliff is shit. I was complaining to some one about how the houses should be knocked down, and then he said, "and then what? where you think they are going to put all the black people?" I was like "good point keep them there" . lol

                          Ive been looking at sites like neighborhoodscout.com and greatschools.org. And I see the nice areas thriving like southlake, roanoke, keller, richardson, etc. My question is, are those cities still developing and the "ghetto" hasnt spread there yet? or are theu just good solid places to live?



                          Obviously the heart of Fort Worth and Dallas are shit, and it gets better the further you go out. Richardson is the highest rated, but its surrounded by Dallas... do they have some kind of Berlin wall going out there? How does it go from horrible to great after crossing the street?

                            while I agree with the fact that downtown Dallas and oak cliff have very bad sawwchools, it is not by any means ok to make racist jokes. A history bit: oak cliff was originally THE best high class part of Dallas. There are still good areas that are very beautiful and have good neighborhoods, I know B because I lived in 1 of them for half my life, and I know some amazing black people so please keep those comments to yourself.

                              What did I say that was racist? Are you assuming that only black people can live in a ghetto?

                              Where I live, the ghetto part of town is made up of more hispanic and asian that anything else. Why do people have to be so damn sensitive? Or are you German and you're offending by the Berlin wall comment?

                              If everyone in TX is like you, Im not sure I want to move there. I didnt mention nor was I insinuating nationality in any way, yet you assume something and run with it. Thats a dangerous combination for a state where everyone carries a gun.
