Cost For Building A Home

This is something I have recently been thinking about. What would be the real cost of building a small one story house? I plan to do most of the grunt work and I have many family members who would be willing to help as well. My granddad built his own 3 story house on the side of a hill so he would be able to build one on flat land. I already sketched up an idea and some of the floor plans when I was bored today, and I know how to do the blue printing and some of the engineering on my own as well.

I am too young to do anything about it now, but I like to prepare and I feel like if I start learning now this could actually happen in a few years after I finish school and get a job.

How much do you realistically plan on spending?
Depending on the area you are buying will instantly dictate the Land value, and that can be up to (Or more than) 50% of the cost.

1)Kitset homes can be found cheap enough if your willing to do the work, and deal with the hassles of constant inspectors at each step.

2)Or you could get a New Transportable home, They are well priced. But already built which means you usually can't change the design to suit your lifestyle.

3)Of you go all out and design, and build a custom home.


Pricing - Well . . .

I'd assume pricing is similar over there ( I could be wrong)
But for a typical 1/4 acre section in a town maybe 400k-600k (NZD) depending on local amenities.

And:
1) about 70K for a 4 bedroom home
2) about 150K for a 4 bedroom home
3) anything upto and well past $1million, skys the limit honestly.



With options 1 and 2, there is also extra costs in service lines - Power, Phone, sewage, foundations etc
And deciding if you want/need a garage is extra as well.





Personally I've been looking at buying a 4 acre section just recently in a nice area, and considering putting a new 4 bedroom transportable house on it, then adding a 2.5 garage/workshop later on.

Here is an incomplete sketch but it should give the idea. Land in the area I.was thinking was about $40K USD for an acre which is more than I need. I have not figured out all of the dimensions but I am hoping to be around $150,000 with me and family doing most of the construction. Most of it I am thinking would be wood.

Based on my experience(owning my own house) and from house shopping and having friends that do remodeling etc.

Id say your 150k estimate is on point. Figure closer to 200k, with unexpected costs.

So financing something like this, I figured it would be like any other home loan for the land, but what about the materials and labor?
