Story is, me and my gf live with a 'buddy' of ours.

Well, he hasn't paid rent or utilities for this month ($375) and owes $380 to both of us for stuff other then bills. The 1st of august is coming up, doubt ill see anything.

Well, we all live together, all 3 of us are on the lease.

Well, I can tell you right now he is out every single night.
He hasn't been coming home lately though.
Recently he took his 2nd car somewhere and just the other day picked up his dog and took him.
I do believe he's starting to move out.

Yessir, we just want out. The homeowners are amazing, they understand and are willing to break our lease with no penalties as long as someone else rents the house.

OP - Go talk to him and find out whats up.
Maybe he is leaving and hasn't told you yet, So what.
Maybe he is going to lump sum payment the month, and his share of the bond at once.
