Man, real estate is so cheap in the middle of the country!

I live in South Jersey... the cheaper part of the state. My town is nice. Quite old (settled in 1683). But it is FAR from a fancy town. There are a handful of really nice houses, quite a few very large, very old houses near the downtown area (most have been converted to multi-family homes now... very few are single family anymore...). My particular area is very working-class. Cops, cable guys, teachers, retirees, private investigators... Nobody with any real money.

This house here is selling for $150,000. It is 4 blocks from me (the part of town is just about as nice, though the street isn't as desireable.)

Figured I'd update this thread. After a lot of bantering back and forth, we finally settled on $165,000 and 5% closing costs.

It sounds like we gave up a lot, but this house was a Fannie Mae/foreclosure house, and I saw how much they paid for it by looking at deeds from the county. They paid $143,000 for the house. Now, this still probably sounds bad until you have the HUD/settlement paperwork in front of you, where after paying realtor commissions, closing costs, and back taxes, they only get $138,000. So, we may have paid a little more than expected, but I'm OK with that.

We are closing on the 27th, and then it's OURS! I'll post up interior pictures at that time.
