I agree with that, My CB suffers for it.
But nonetheless I know the Capital gain I make upon selling will be worth it.

My wife and I have a small 900sq ft, 2bd, 1 bath. 2.5 car garage though(and it's all mine). Bought it 5 years ago, and thanks to the housing crash it's worth $20k less than I owe on it lol. Built in 56' so there's always something that needs to be done. We also have a sidexside duplex that won't make us any money for awhile but in 27yrs 2months it will lol.

                          3 bdr
                          1 Office
                          2 1/2 Bath
                          Single car garage w/workshop
Finished Basement w/2500 sq ft wood burning fireplace insert

                          Mods
New kitchen cabinets, tile floor, marble counter top & back splash
                          1/2" Oak hardwood upstairs
                          Fresh paint in all rooms
Basement walls finished in 2.5" wide Knotty Pine Wainscoting floor to ceiling.

                          Future mods;
Tear out the main floor existing full bath and 1/2 bath to make one large shared master bath. Get rid of one of the toilets and sinks and replace with 2 person jet tub and a stand up shower and his & her counter w/two sinks.

In floor heating and tile for the entire basement
Finish my garage/workshop. Once I get my Accord out of there....

All mods are DIY..... save a tone of cash when you can do the work yourself. Specially when you have friends that are electricians and plumbers to come in and sign the documents.

1 bath (downstairs... totally inconvenient at 4am...)
unfinished basement (takes on water, low head clearance due to ducting... will remain unfinished)

New breaker box and outside wiring
                              New plants in garden
Crape Myrtle tree in front yard (was supposed to flower blue... flowers pink, grew WAY too big... will be coming down, unfortunately)
                              New carpets
                              Painted all rooms

                              Future plans:

                              Finish driveway
                              Remove annoying tree
Replace rugs (possibly with laminate, or finish the hardwood underneath)

                              Possible plans:
Build a full garage (1 car if next to the house, 2-3 car if in the back yard)
Install a bathroom (at least a toilet and sink) upstairs
If I stay here for a long time, I may build an addition and triple the size of the house.
