    wow i wouldnt care if it was 425 month. that is rediculously tiny. and for that price i can get 500-600 sqft. apt. plus i have been living in apt for years and havent minded nieghbors. just saying looks like some one built it in their backyard to make money. does it even have an enclosed bedroom? washer/drier hook ups? and not going to be having to big of a party in that place lol. i say keep looking and also find a apt. locater service they are free to use and can get you better deals then what apt. complexs and house rents will show you.

    what josh m said^^^ have you been living with your gf soon to be wife? if not then its a whole new game when yall are living alone together.

      first off , you guys prices are ridiculously cheap because you couldnt get a small studio apartment(bigger than that) in South Florida for nowhere near that price. If it was you by yourself it would be ok but with your girl its gonna be too small as JoshM said.

        also I was reading back some stuff you had posted. Now is $550 a month your max? would that be utilities included? why so low? are you or your soon to be wife unemployed? other bills taking the rest of the money away? just wondering because that very low for 2 people paying rent and living together. btw I work at a credit union so im dealing with finances all day everyday lol. and i understand if thats just to much personal info to respond too.

          Well, my future wife will be going through an accelerated student program in the medical field. It requires her to be a full time student and more. So while she goes to school for the next few years (not right away but soon after we get married) she's going to have to quit her job and focus on school. I honestly want it that way because she shouldn't have to worry about bills and school at the same time. That sucks.


          I got back form my high school graduation and my room mate told me that we're not making rent because *he didn't say this but* he spent the money I gave him on other stuff. That pretty much f-ed up my entire graduation right there. I can't imagine what the stress would be like if we both absolutely had to work to make rent while she was in school. That would just suck. We both agree that for right now we'll have to live modestly but it's just to get where we want to go. My main concern is 500 sq ft in an apartment (or possibly up to 690 sq ft) that has bad land lords / shitty neighbors / and really thin walls vs a smaller house that's very private. It's not like I get a garage at an apartment complex so i wouldn't gain anything or lose anything there.

          Right now we pretty much stay confined to my room as it is because my fiancee hates my room mates guts. lol they had this big falling out because he treats her like shit (and I stood up to him) and he never apologized. 4 months later he's all like "why are you mad now?" and she called him out saying "I don't like you, and you don't like me so stop the bull shit." But because of the whole Julie vs. Pat thing we stick to my room 100% of the time and that's only 100 sq ft. maybe 130 at max. Tiny is an improvement over microscopic.
          Been a long time. Still alive...

            ok that makes sense then. also like i said look into a locator service and see what they turn up. also new complexes have awesome deals and most of the time since they just opened are quiet and have good landlords, never know till you look.

              Whats the benefit of renting a bigger place for twice the amount thats only putting you further behind home ownership?

              Pay the 425, save all you can, but own house. Its that simple.

              If you can technically afford to be paying $800/$900 a month, then pay your 425 and save the difference.

              If you do that ($425 a month) in 2 years you've got just north of 10gs for a downpayment.

              To anwser teh question. Privacy for floor space ??? ALl day long nukka . Il NEVER EVER EVER share any wall, celing, floor, with anyone again.

              Even my last apartment before we bought... It was the ONLY residential unit in a comercial building... Totally empty after 5pm. That would be about the only place I would ever rent again. ACtaully, it was a neat place. 3 bedroom, HUGE liing room and kitchen, downtown Port Hope ... fron the roof of the second floor we could sit and watch waht was going on at the bandshell.

              Not that it matter... but heres a pic of teh place. The apartment was the whole 3rd floor, you can see the deck, and the roof of the much larger second floor was like a yard (just on a bit of a slant ha ha ha)

              I'm sorry I forgot to mention that that pad is REALLY NICE! I meant to mention that but forgot. I have a friend who goes to SEMO university and he lived in a store front. Just like the first floor of your place. No joke it was like he lived in a coffee shop. It had the big long counter with sink behind it and huge store front glass panes with a store front door. It was impressive but not very personal. Your place looks really nice! Nice find.

                  You know guys it's funny you mention that. Because there was this guy who REALLY SCREWED me over. I mean he messed up so bad that when we left the apartment during my senior year, they charged us like 2K in fees and an extra months rent. It was on our credit reports and everything. Now that guy who didn't pay a dime is living in Florida, has a MANSION of a house got married to a woman who's 38 or so (he's 24) and has two kids and his credit is so far messed up I don't know how he was ever approved for such a house.

                      You know what man .. it was a FLUKE that I found that place.

                      Why dont you just try driving around and see if you can find somthing thats not advertised?

                      Personally, I dont think "tiny house" is that bad. Its clean, private, and cost effective. Just remember, its not forever.

                      Gemini makes a point about the space potentilla being too small for 2 people .. and yeah, thats a posibility, but that depends on you guys too. Otherwise... if one kills the other... then there more space for teh remaining party ... problem solves itself. Survival of the fittest.

                        That place is small. But for $400ish, what do you expect?! I think it looks cozy.

                        I rented an 800sq. ft. apartment in Burlington, VT. Cost me $1000/mo after bills.
                        Then rented a two bedroom 980 sq ft apartment in Essex Junction, VT. $1200 after bills.

                        My ex and I used a lot of electricity, and water. We were pretty wasteful, she would take 30 minute showers....but still, you're paying a nice amount for the space. You figure, a studio apartment in a building around the same size would be going for about that price up here.

                          The only thing appealing to me, is that it's a house and not apartment, so it has a yard and seperate driveway. Plus you said no neighbors, so thats good.

                          If you both like small space and can deal, do it. I like what Dustin is saying in that it's not forever, and if you can afford more, get this and save the difference. In a few years, you'll have enough for a bigger place.

                              Anyway the house sold. It just went that quick. We tried to get a foot in there as soon as we could but unfortunately it slipped away.

                              It's really tough finding anything similar to it without having to go through a service which costs 85 dollars. Although the service sounded good I'm dubious that they can produce the results they say they can.

                              They claimed that they could find everything in our criteria for our budget.
                              My criteria would be:
                              1) It be a house with no wall neighbors like at an apartment complex
                              2) It have a bed room.
                              3) It have a garage.
                              4) 550 max per month.
                              5) In the St. Charles region West of the river but North of highway 70.

                              I'm one picky guy I know.

                                My next sugestion is then ... find the cheapest place you can where you DONT get shanked in the hallway, and the bugs are SMALLER then cats. ALso, get a cat.

                                J/K Just keep is cost effective. ALthought a garage is nice.. I had to wait till I bought my own place to have one. I did rend some shop space on the side though so you can look into that. You just got married dude, renting is going to get old.... FAST. It sucks to ive somwhere where somone can come in and tell you to GTFO at a moments notice. Not only that, but a rental is only going to be so nice... no one is willing to put time and effort into a place that they will never own.

                                Just a thought ... Have you ever looked into a rent to own deal? I know it can be done up here (Canada land) but I have zero understanding of how things work down there.

                                Basically it works like this.

                                You need somone thats selling but NOT in a huge hurry. Slow market conditions would help your cause. You "rent" the house from them for a predetermined amount of time. You "overpay" in rent and at the end of the time period they sell you the house using a portion of the rent that you have paid as the downpayment. That means the bank dosent have to lend you the full value and the LTV stays in line. You get a house today, the seller gets rid of thier property.

                                Whats a half assed decent house sell for down there?
